Exclusive living is not created by expensive surfaces, but by precision: by floor plans that follow the light, by materials that are allowed to age, and by details you only notice at second glance. We design villas, penthouses, town houses and lofts for clients who are looking for exactly that – in Germany and internationally, and entirely discreetly on request.

Our work ranges from the luxury residence in Berlin's Upper West, whose interior we developed together with Hadi Teherani, to the Casa Locarno in Ticino – honoured with the Green Good Design Award and named by CNN as one of the ten most sustainable buildings in the world.

We name materials instead of rendering them: natural stone, solid timber, exposed concrete, metal. What matters is what happens in between – joint patterns, concealed door frames, flush transitions, floor-to-ceiling glazing without visible profiles. In the fit-out 7047 Concrete in Prenzlauer Berg, this produced a space of rare clarity, entirely in grey, reduced to the minimum. In the pent_hau_s, a bespoke joinery kitchen and a clear oak staircase carry the concept across two levels.

Our service does not end at the edge of the shell. We design interior architecture, kitchen and lighting as an integrated whole, guide the sample selection and take the high-quality fit-out through to handover – so that special requests do not blow the budget or the schedule. In the Loft Wedding we turned more than 200 square metres of commercial space with Prussian cap vaults into a home that keeps its open-plan character.

Retreat is a design theme: zoning for guests and staff, sheltered outdoor spaces, sightlines out without views in, resistance classes for windows and doors, integrated building services on a manufacturer-independent basis. Haus NoEnergy in Brandenburg combines generous communal areas with a level of privacy otherwise known only from exclusive resorts – and is climate-neutral while looking not the least bit eco.

Exclusive houses have to hold their value over decades. We design to a high energy standard, with materials that develop a patina rather than wear out, and with enhanced airborne and impact sound insulation above the norm. That ambition and sustainability are not mutually exclusive is shown by the Casa Locarno: prefabricated timber construction, frameless corner glazing – and international awards.
